Re-Developer Wholesaler Private Money Lender
A Re-developer buys properties using his own or borrowed funds and then remodels them for resale.

Pros:

  • Own your own business
  • Control all aspects
  • Keep the brunt of the profits
  • Business can be scaled up

Cons:

  • Steep learning curve
  • Must master multiple real estate disciplines
  • Startup capital required
  • Heavy time commitment
A Wholesaler negotiates the purchase contract with a property owner and then assigns it to a Re-developer. No purchase capital is required

Pros:

  • Much easier to get started
  • Little or no capital needed
  • Learn only a few aspects of real estate analysis and marketing

Cons:

  • You’re leaving money on the table
  • The deal can be rejected
  • Limited time for performance
A Private Money Lender lends money to Re-developers and usually has no ongoing involvement in the project.

Pros:

  • Keep your day job
  • Little or no involvement in the process
  • Much higher returns than conventionally available
  • Your investment is secured by a mortgage or deed of trust

Cons:

  • You need to have faith in your borrower
  • Your borrower needs to have a good track record
  • No real estate investment is 100% guaranteed; markets can crash

If your ambition is to be a re-developer, we highly recommend that you learn how to wholesale first. As you can see from the table above, little or no capital or experience is needed.
